Add a spa session when you book the room: the thermal suite runs in three-hour slots. Book any treatment except nails and Escape at One is half price. Ask for a Castle-facing floor; some rooms look at the office block next door.
The 15 Best Spa Hotels in Edinburgh (2026)
Fifteen hotels in and around Edinburgh with a real spa (treatment rooms, not just a pool), with pool sizes, massage and spa-day prices, who gets in free and the age limits. My short answer: the Sheraton Grand's One Spa for the best spa in the city, the Balmoral for a splurge, Norton House for a country-house break.
The best spa hotels in Edinburgh fifteen with real treatment rooms, from £97 to the Balmoral
If you want the short answer, my pick of Edinburgh's hotel spas is One Spa at the Sheraton Grand, with a rooftop hydropool and a proper thermal suite, and rooms from about £174. For a splurge, the Balmoral's Irene Forte Spa sits under the clock tower by Waverley. For a family with a pool, Kimpton Charlotte Square. Every hotel here advertises a spa with treatment rooms on its own site; hotels with only a pool and a sauna, such as Apex Grassmarket, the Holiday Inn by the zoo, the Novotel at Edinburgh Park and the Delta on Glasgow Road, aren't included here. If you haven't picked an area yet, start with where to stay in Edinburgh, then come back for the spa.
The page is grouped by what you want from the spa: city-centre spa hotels with a room under £300, luxury splurges where the hotel is the point, spa and pool hotels that let children swim, and country-house spas on the city edge and just outside. Each card gives the thermal facilities and pool, a named treatment price, the spa-day or day-pass price, whether residents use the facilities free, the age limits, and the walk to Waverley or the Castle, with a link to the full area guide. Spa prices were checked on each spa's own pages on 25 September 2026; treatments are often £5 to £10 dearer from Friday to Sunday.
Room rates are indicative off-peak midweek prices, mostly for a Tuesday in October or November 2026, checked on 17 and 18 September 2026; use them to compare, not as quotes. They swing hard with the calendar: in August, when the Fringe and the festivals fill the city, and at Hogmanay, rooms can cost two to four times as much, so book six to nine months ahead for those. Since 24 July 2026 every hotel inside the City of Edinburgh Council boundary also adds a 5% visitor levy to the room; the Caledonian and Dalmahoy prices below include it, and Marine North Berwick and Houstoun House, outside the boundary, don't charge it.
Sheraton Grand Hotel & Spa, Edinburgh
City-centre spa hotels: a proper spa, a room from under £300. These are the hotels I'd book when the spa matters but the trip is still about Edinburgh: all of them are within a 20-minute walk of the Castle or Waverley, and none costs Balmoral money. Sheraton Grand Hotel & Spa has my pick of the best hotel spa in the city. One Spa, behind the hotel on Festival Square, has a 19-metre infinity-edge pool on the top floor and, in the Escape at One thermal suite, an indoor-outdoor rooftop hydropool, a hammam, a salt room, two saunas, a crystal steam room and a quiet room with a log fire. Rooms start at about £174 on a November Tuesday; the Castle esplanade is 19 minutes' walk up Lothian Road. More hotels nearby in our West End and Haymarket hotels guide.
Treatments are ESPA: a 50-minute Muscle Reviver massage is £115 Monday to Thursday and £120 Friday to Sunday, and the Twilight Calm package (a 50-minute treatment plus three hours in the thermal suite) is £145 on midweek evenings. The thermal suite and hydropool are for over-16s (16 to 18 with an adult) and body treatments are 18-plus, so this isn't the family pick. From outside it's a plain 1980s block on Festival Square; the spa is the reason to book, not the architecture.
The Caledonian Edinburgh, Curio Collection by Hilton
The Caledonian Edinburgh, Curio Collection by Hilton, the Caley, is the old railway hotel where Princes Street meets Lothian Road, and the one to book if you want a big historic hotel with a pool downstairs. The Spa has an indoor pool, whirlpool, sauna, steam room and a two-floor Technogym gym, with treatments using ishga, the Hebridean seaweed skincare, from 10am to 7pm. The esplanade is 15 minutes' walk. Rooms start at about £284 off-peak, with the visitor levy already in that price. Our West End and Haymarket hotels guide has its neighbours.
Since the Waldorf Astoria name went, think of The Spa as a good hotel leisure club with treatment rooms, not a thermal circuit like One Spa's, five minutes' walk away. Treatment prices aren't listed online, so ask when you book. Non-residents can use the facilities for £35, or £20 with a treatment, through a separate door on Lothian Road, which keeps the lobby calm but means the pool is shared with club members.
Ask for a Castle-view room at the back; the Princes Street and Lothian Road sides are the noisy ones. Day guests pay £35 for the pool, sauna, steam room and gym, £20 with a treatment. No car park of its own; the NCP on Castle Terrace is the fallback.
Apex Waterloo Place Hotel
Apex Waterloo Place is my value pick for a spa in the New Town, and the one I'd book for a couple who want a massage and a swim without a five-star bill. Yu Spa is downstairs, with a pool, sauna, steam room and relaxation room, and ESPA treatments including a duet room for two. A 55-minute ESPA massage is £85 Monday to Thursday and £90 Friday to Sunday, and the midweek Tranquil Spa day (a 25-minute treatment, two hours in the spa and lunch) is £65. Waverley is nine minutes' walk. More in our New Town hotels guide.
Two catches. The spa keeps day hours, 10am to 6pm, so it's a pre-dinner swim rather than a late one, and some days the treatment rooms are closed, so check the dates before you build a trip around a massage. Treatments are 18-plus. Rooms start at £198 for a 19-square-metre City room with no view (£171 as a free Apex Insider).
Buy space rather than a view: a Deluxe (31 sq m, bath and walk-in shower) over the 19 sq m City room. With any Yu Spa treatment, a facilities pass is £15 midweek, £20 at weekends.
Radisson Blu Hotel, Edinburgh City Centre
Radisson Blu Hotel, Edinburgh City Centre is the cheapest way to sleep on the Royal Mile with a pool and a treatment room under the same roof. It's the 238-room hotel behind the baronial front at 80 High Street, five minutes from Waverley and about ten up to the Castle, with a heated indoor pool and the Sleeping Beauty Spa for treatments: a 60-minute aromatherapy massage is £75.50, a 60-minute deep tissue £79.50. Rooms start at about £122 off-peak, nearer £190 on autumn dates. See our Old Town hotels guide for the rest of the Mile.
The spa is run by an outside salon, so it keeps salon hours: 10am to 6pm on most days, 8pm on Thursdays, shorter at weekends, and Monday isn't on the timetable. Spa visitors get the pool and thermal area only with qualifying packages. The bedrooms are practical chain rooms, and the High Street frontage is busy at night, so ask for one on the courtyard side.
Book the treatment before you arrive and don't plan on one for a Monday. The on-site car park has a 2.1 metre height limit. Go down to breakfast before 8am, when the room fills.
Edinburgh Marriott Hotel Holyrood
Edinburgh Marriott Hotel Holyrood is the spa hotel I'd book with a car, at the bottom of the Royal Mile by the Scottish Parliament. The Holyrood Spa has a 14-metre heated indoor pool, a UV sauna, a relaxation area and ELEMIS treatments: a 50-minute deep-tissue massage or hot-stone massage is £80, a 50-minute facial £80, and a Gold Spa Day package is listed at £57. Rooms start at about £174 on a mid-November Tuesday, with on-site parking at £25 a day. Our Old Town hotels guide has more around Holyrood.
The price of the parking and the pool is the walk: Waverley is about 15 minutes and the Castle 22, uphill the whole length of the Mile. The spa is also a local members' gym, so the pool is shared with members, not kept for residents. For a car, a swim and a massage at a fair price it works; for a first visit on foot, a hotel higher up the hill saves your legs.
On-site parking is £25 a day, rare in the Old Town. The spa's booking page lists a Gold Spa Day at £57. No pets.
The Balmoral, a Rocco Forte Hotel
Luxury spa splurges: the grand hotels, and the spa that comes with them. At this level the room is the reason to book and the spa is the treat; only the Balmoral has a pool. The Balmoral is the one I'd book for a big occasion: Rocco Forte's clock-tower hotel over Waverley, three minutes from the platforms, with the Irene Forte Spa: five treatment rooms, a sauna, a steam room and an indoor lap pool, open 7am to 10pm daily. Rooms start at £788 for a flexible Classic Queen on a November Tuesday. Our New Town hotels guide covers the streets around it.
Individual treatment prices are only shown in the online booking system; the clearest guide is the packages. Spa and Lunch (a 60-minute treatment, spa access and two courses) is £160 Monday to Thursday and £170 at weekends, and the Spa Day Pass is £45 for three hours. The catch: the entry Classic Queen is 19 square metres and faces the courtyard, breakfast is £71 more, and a discretionary 5% service charge is added at checkout.
Skip the courtyard-facing Classic and ask for a Deluxe Castle View room. Non-residents can buy a three-hour Spa Day Pass (£45 Monday to Thursday, £55 Friday to Sunday); the Spa and Afternoon Tea package (£190 midweek) adds a treatment and tea in the Palm Court.
The Edinburgh Grand, a Luxury Collection Hotel
The Edinburgh Grand, a Luxury Collection Hotel is the treatment-lover's pick: a former bank headquarters on St Andrew Square, where the vaults now hold three treatment rooms using the Spanish skincare brand Skeyndor. A 60-minute Spa Senses massage is £150 and a 60-minute deep tissue £170, and the spa is open 10am to 8pm every day. Rooms start with an Open Plan studio with a kitchen at £379 prepaid on a November Tuesday, five minutes from Waverley. More in our New Town hotels guide.
There is no pool, no sauna and no steam room, and the spa says so plainly. It's a place for a facial or a massage between museums, not a spa day. £379 for the entry studio is a lot to pay for a spa with no water.
Ask for a City View studio or suite rather than the entry Open Plan studio. The spa is treatments only, so pair it with a swim elsewhere if you want water.
W Edinburgh
W Edinburgh is the design-hotel option at St James Quarter, with a rooftop bar over Calton Hill and the AWAY Spa: five element-themed treatment rooms, with 60-minute massages from £120 (the element rituals are £180) and a 90-minute De-Stress Ritual at £170. The most distinctive thing is the private Elements Suite, a sauna, jacuzzi and experience shower you book by the hour for up to four people at £60 each. Waverley is seven minutes' walk; rooms start at £287 for a Deluxe king. Our New Town hotels guide has the east-end alternatives.
There's no pool and no shared relaxation room, so it isn't a hang-out-all-afternoon spa; you come for a treatment or a private hour in the suite. Body treatments are 18-plus. The rooftop bar and SUSHISAMBA bring a crowd, which is the point of a W but not everyone's idea of a spa stay.

Book the private Elements Suite (sauna, jacuzzi and experience shower, £60 a person an hour, up to four people) for a couple's hour. Ask for a Superior with Castle View. Parking is £25 self-park, £40 valet.
Gleneagles Townhouse
Gleneagles Townhouse is the pick for a proper massage with a workout attached. Its spa room offers a 50-minute massage at £95, a 50-minute hot stone at £105 and a 60-minute head, back, neck and shoulders at £100, and the wellness floor around it, the Strong Rooms, fills the old bank vault under St Andrew Square with a gym, studios, infrared saunas and a cryotherapy chamber (a £15 add-on to a treatment). Hotel guests get the gym and classes. Rooms start at £520 with breakfast; Waverley is six minutes. More in our New Town hotels guide.
With a single spa room it books up, so reserve it with the stay, and there is no pool or steam room. To me it's the smallest spa here and the most expensive bed after the Balmoral, so it suits someone who wants a treatment and a workout, not an afternoon of lounging.
Book a Town or Master bedroom; the Nooks face the back. Reserve your massage when you book the stay; there's only one spa room. A discretionary 5% service charge is added to the room.
Kimpton Charlotte Square
Spa and pool for families: where the children can swim too. Most spa hotels here are adults-first; these two let children in the pool at set times and don't charge residents to use it. Kimpton Charlotte Square is my pick for a family who want the New Town: seven Georgian townhouses on Charlotte Square with a 12-metre mood-lit pool, sauna, steam room and experience showers, all free to residents, and the Spa at Charlotte Square's three treatment rooms. A 55-minute ishga massage is from £100 midweek, and the Relax and Restore package (90 minutes in the spa plus a 55-minute treatment) is from £120. Our New Town hotels guide covers the square.
Children can swim with an adult from 8 to 9am, 12 to 1pm and 4 to 5pm; outside those hours the spa is 16-plus, which keeps the afternoons quiet for adults. The trade-off is distance: Waverley is 17 minutes' walk, one of the longer walks in the New Town. Rooms start at £241 for a 13-square-metre Essential, which is too small for more than two, so budget for a Premium.
Plan the children's swim around the three one-hour slots (8am, 12 noon, 4pm). Families want the 43 sq m Double Double Premium, which sleeps five. Valet parking is £45 a day.
Kings Manor Hotel
Kings Manor Hotel is the cheapest spa hotel inside the city boundary here, and the most relaxed about children. The Balcony Health and Beauty Spa does a full menu of treatments for residents and visitors, and the leisure club around it is free to residents: a 20-metre pool, spa bath, sauna, steam room and gym. It's a 100-room Best Western on Milton Road East, near Portobello. Under-15s can swim from 9am to 7pm on weekdays and 8am to 7pm at weekends, one adult for every two children. Rooms start at £115. See our Portobello hotels guide for the beach side of town.
It's a hotel leisure club with a beauty spa, not a destination spa, and its price list is modest: a full-body massage from £50, a facial from £60, spa packages from £68. The beach is 11 minutes' walk and the centre is a ten-minute train from Brunstane or a 22-minute bus, so this is a base for a family who want space, parking and a swim, not a short city break.
Pool, spa bath, sauna and steam are free to residents. The Balcony spa's full-body massage starts at £50. Brunstane station is eight minutes' walk for the ten-minute train to Waverley.
Norton House Hotel & Spa
On the city edge and just outside: country-house spas with a car park. These four trade the walk to the Castle for grounds, free parking and bigger spas. Norton House and Dalmahoy are still inside the city council boundary; Marine North Berwick and Houstoun House are not. Norton House Hotel & Spa is my pick for a spa break with a flight at the end, and its eight treatment rooms are the most of any hotel outside the city centre. It's an 1840 house in 55 acres at Ingliston, five to ten minutes' drive from the airport terminal, with a Rasul mud chamber, an 18-metre pool, a hydrotherapy pool, sauna, steam room and experience shower. More in our guide to hotels near Edinburgh Airport.
Rooms start at about £140 on the non-refundable Stay and Fly rate, which includes a taxi to the terminal. The leisure club is for residents and members, children swim only from 9 to 11am and 4 to 6pm, and the spa gets busy at weekends, so book weekday treatments if you can. You'll need a taxi or car for the city: there's no tram from the door.
Rooms are split between the 1840 house and a newer East Wing, so say which you'd prefer. Book the Rasul mud chamber for two, and ask for the current spa-day packages when you book. Free parking.
Dalmahoy Hotel & Country Club
Dalmahoy Hotel & Country Club is the resort choice for a family who want treatments for the adults and a pool for the children. Vien Spa and Wellness does facials, massage and body treatments in the leisure centre's beauty rooms, next to an 18-metre indoor pool, sauna and steam room, and the setting is a William Adam house in 1,000 acres with two golf courses. Children can swim with an adult from 8am to 7:30pm, and the last two hours of the evening are adults-only. Rooms start at £117.99 with the visitor levy included, and the airport is 12 minutes by car. See our guide to places to stay outside Edinburgh.
The spa is the smallest part of the place: a treatment operation by the sauna, not a thermal circuit, with prices that aren't listed online. Book the treatment when you book the room, as the beauty rooms keep daytime hours. The cheapest rooms are ground-floor rooms in the modern wing, and Princes Street is 32 minutes on the X27 or X28 plus a ten-minute walk down the drive.
Pay for a Manor House Deluxe or a turret suite if you came for the 1720s house; the Classic rooms are in the modern wing. Free parking; no dogs.
Marine North Berwick
Marine North Berwick is my pick for a spa by the sea within an hour of Edinburgh. The Victorian hotel above the West Links has an 18-metre indoor pool, an indoor-outdoor hydrotherapy pool looking over the garden, and a thermal suite with bio and rock saunas, an aroma steam room, ice baths and sensation showers, all included for residents. ishga treatments run seven days: a 60-minute full-body massage is £120. Rooms start at about £233 with breakfast. The train to Waverley takes 33 minutes. Read our guide to places to stay outside Edinburgh for the rest of the coast.
The thermal suite, hydro pool and gym are over-16s only, so families get the main pool and not much else. Door to door, Waverley is about 48 minutes, which makes this a coast-and-spa trip with a day in the city rather than a city break. It's outside the council boundary, so no visitor levy.
Pay about £40 more for a Marine Sea View Double; the entry rooms face the avenue. Day visitors can buy a Half-Day Spa Pass (£50, or £30 with a treatment over £60). Free parking; dogs £35 a night.
Macdonald Houstoun House
Macdonald Houstoun House has the cheapest room of any spa hotel here. It's a 16th-century tower house at Uphall in West Lothian with an 18-metre pool, a thermal suite and ELEMIS and ishga treatments: a 55-minute ELEMIS deep-tissue massage is from £99, a hot stone from £104, and the midweek Rest and Reset spa day (pool, thermal suite and lunch, no treatment) is from £43. Rooms start at £96.67 booked direct. Uphall station is a 24-minute walk, then 17 to 23 minutes by train to Waverley. More in our guide to places to stay outside Edinburgh.
The Standard rooms are dated and the pool area is small, so pay for a tower room if the setting is the reason you're here. Free parking, the free pool and gym and the noon check-out come only with a booking on the hotel's own site. No visitor levy: it's outside the city boundary.
Book direct: free parking, free use of the 18-metre pool and gym and a noon check-out depend on it. Ask for a room in the 16th-century tower. Dogs £20 a night.
The best Edinburgh spa hotel for you
Best spa in the city: the Sheraton Grand for One Spa's rooftop hydropool and thermal suite, from about £174 a night.
A big occasion: the Balmoral for the Irene Forte Spa and the clock tower; the Edinburgh Grand for a massage in a bank vault, without the pool.
Couples on a budget: Apex Waterloo Place, with a 55-minute ESPA massage at £85 midweek and rooms from £198; Macdonald Houstoun House outside the city from £96.67.
Families: Kimpton Charlotte Square for the free pool and three daily children's swims; Kings Manor for a 20-metre pool at £115; Dalmahoy for grounds and a pool open to children until 7:30pm.
With a car: the Edinburgh Marriott Holyrood (parking £25 a day) in town, or Norton House, Dalmahoy and Marine North Berwick, all with free parking.
By the sea: Marine North Berwick, 33 minutes by train from Waverley.
What Edinburgh's spa hotels don't tell you up front
Not every spa has water. The Edinburgh Grand has no pool, sauna or steam room, the W has no pool (its sauna and jacuzzi are a private suite you book by the hour), and Gleneagles Townhouse has one treatment room and no pool.
Salon hours. Several central spas keep day hours: Yu Spa 10am to 6pm, the W 10am to 6pm, the Radisson's Sleeping Beauty Spa with no Monday on its timetable. For a late swim, the Balmoral and One Spa (both to 10pm) are among the latest in town.
Age limits. Thermal suites are 16-plus at One Spa, the Kimpton and Marine North Berwick; massage is 18-plus at One Spa, Yu Spa and the W; Norton House's club is adults-only outside the children's swim times.
Shared pools. Most of these spas sell local memberships too (the Caledonian, the Marriott Holyrood, Kings Manor and Norton House among them), so the pool isn't yours alone at 6pm.
Book the treatment with the room. Spa slots are the first thing to sell out on a Saturday, and a room booking doesn't reserve one.
Prices, timing and the rest of the trip
Room rates are off-peak midweek prices checked on 17 and 18 September 2026, and spa prices are the spas' own published figures on 25 September 2026. Check both on the hotel's site for your dates; weekend treatment prices are usually a little higher. If a spa hotel here is full, its area guide lists the nearest alternatives, and the where to stay in Edinburgh guide compares the areas.
