Every hotel, with the minutes, the exit and the stairs
Google walking time from the station's concourse pin, the exit its route uses, whether that route has stairs, and the off-peak from-rate on the card.
1 min: Market Street hotel (Market Street exit, no stairs, from about £162).
2 min: The Scotsman (Market Street exit and the 104 Scotsman Steps; step-free 7 min; from about £156) · The Balmoral (Waverley Steps, escalator or lift, from £788) · NYX Hotel Edinburgh (Market Street exit, no stairs, £165.60).
3 min: Motel One Edinburgh-Royal (Waverley Bridge ramp, no stairs, from about £140) · Leonardo Royal (Market Street exit, no stairs, £91.80) · Hotel Indigo Princes Street (Waverley Steps, escalator or lift, from £199) · Hilton Edinburgh Carlton (Market Street exit and stairs to North Bridge; step-free 7 min; £153).

── the quick answer
Which hotel near Waverley, by what you need
The first train out: both Motel Ones serve breakfast from 6am on weekdays; NYX, the Hilton Carlton and the Radisson Blu from 6:30am. Every other hotel that publishes a time starts at 7am; Premier Inn, the ibis and the Mount Royal do not publish one, the Inn on the Mile's pub kitchen opens at 8am, and Princes Street Suites does hampers instead.
A late arrival: the desks that say they are open all night are NYX, the Leonardo Royal, the Old Waverley, the Mount Royal and Princes Street Suites. The Inn on the Mile has no night porter, so read its card first.
A heavy case and no stairs: Market Street hotel (Market Street exit, one minute), Motel One Royal (the Waverley Bridge ramp), the Leonardo and NYX (Jeffrey Street), Premier Inn Royal Mile (East Market Street), or anything on Princes Street via the Waverley Steps lift. Avoid the Scotsman Steps and Fleshmarket Close with luggage.
Budget: the Leonardo Royal at £91.80 and the ibis on Hunter Square at £94 on a February Tuesday; Motel One Royal on the quietest winter dates.
A splurge: the Balmoral for the occasion, Gleneagles Townhouse for the club feel, the Edinburgh Grand for a suite with a kitchen.
Families: the Radisson Blu, because it has both a pool and a car park; Princes Street Suites or the Edinburgh Grand when you want a kitchen and a second bedroom.
Driving in, training out: the Radisson Blu (own car park, 2.10 m), the Balmoral (valet £40), or any of the five hotels that take 20% off the station car park, which is about £20 a day.
Quiet: none of these is silent. The best bets are a rear room at the Radisson Blu, an upper floor on the Old Town side of the Scotsman, or a Nook at Gleneagles Townhouse if you can live without a view.
── the honest trade-offs
What sleeping next to the station costs you
Noise. North Bridge carries buses all night, Princes Street carries the trams, and Market Street takes the deliveries for the whole Old Town from early morning. The cheapest rooms in most of these hotels face one of the three. Ask for the back, or a high floor, every time.
The stairs. The Old Town sits well above the station and the quick routes up are staircases: 104 on the Scotsman Steps, a flight to North Bridge for the Carlton and the Inn on the Mile, and Fleshmarket Close for the ibis and the Radisson. Every one has a step-free alternative that adds four or five minutes, and the cards give them.
Hidden steps. Three hotels put the stairs inside: 27 of them to the Old Waverley's reception, a first-floor reception at the Mount Royal reached by an entrance-hall lift reviewers struggle with (or the stairs beside it), and no lift at all at the Inn on the Mile.
Parking. Only the Balmoral and the Radisson Blu have their own. Everyone else means a public car park: the station's APCOA on New Street at £25 a day (about £20 with the 20% discount five of these hotels give), the Omni Q-Park with a hotel code (40% at three, 45% at the Scotsman), or the NCP on Holyrood Road for the ibis.
The station closes. Waverley shuts from 12:45am to 4am (6am on Sunday mornings), so there is no sitting inside for a first train, and the left-luggage office does not open until 7am.
── five to ten minutes
The next ring out, if these are full
The next hotels by Google's clock from the concourse, starting with two that also make five minutes: BrewDog DogHouse (5 min, Market Street exit, along East Market Street with no steps, then a duplex room with stairs inside) and Old Town Chambers (5 min, up Fleshmarket Close), both on the Old Town hotels page. Fraser Suites (6 min via the Waverley Bridge ramp, Market Street and the News Steps, which are stairs), House of Gods and ibis South Bridge (6 min, stairs), Travelodge Central on St Mary's Street (6 min, no steps along Market Street and Jeffrey Street), Aparthotel Adagio on the Canongate (7 min, the same flat route) and Holiday Inn Express Royal Mile on the Cowgate (7 min, up the Chalmers Close steps).
East, out of the Calton Road exit and up its steps or lift: Apex Waterloo Place with its pool (7 min), the Glasshouse by the Playhouse (7 min), Courtyard by Marriott (8 min), Hotel Indigo York Place (8 min) and Holiday Inn Express Picardy Place (9 min). North, up the Waverley Steps: W Edinburgh at St James Quarter (7 min, parking £25 a day self-park or £40 valet), ibis Styles St Andrew Square (8 min) and the InterContinental on George Street (9 min), all on the New Town hotels page. West along Princes Street: hub by Premier Inn Rose Street (9 min) and 100 Princes Street (10 min). Up the hill: Virgin Hotels on Victoria Street (9 min) and the Witchery by the Castle (10 min), both a climb.

Prices, the levy and timing
Each card carries its own rate, the Tuesday it was for and the day it was read (17 or 18 September 2026), always the cheapest double for two on the hotel's own site. Use them to rank the hotels, not to budget. The 5% visitor levy has been charged on the first five nights of any stay since 24 July 2026; most engines include it, and the Old Waverley and Princes Street Suites list it as a separate taxes-and-fees line.
None of it survives the festivals. During the August Fringe and over Hogmanay the same beds run two to four times these figures and the popular ones are gone by the spring before, and the Christmas market pushes the Princes Street end up again through late November and December. The cheap nights are Tuesdays and Wednesdays from January to March.
Left luggage at the station is £15 a bag for up to 24 hours on platform 2, 7am to 11pm, if you arrive before check-in and your hotel will not hold it; most of these will. For the airport, the tram from St Andrew Square is six minutes' walk and £7.90, and the full comparison is in Edinburgh Airport to the city centre. For everything else on foot, bus and tram, see getting around Edinburgh.
Once the bed is booked, the 1-day itinerary starts at the Castle, ten to twenty minutes' walk up from any of these, and the best things to do in Edinburgh covers the rest of the trip.
