Aparthotels and serviced apartments in Edinburgh a kitchen, a washing machine and someone at the desk

An aparthotel makes sense in Edinburgh if you're staying four nights or more, travelling as a family, or would rather make breakfast than pay hotel prices for it. It makes less sense for one night, because most of these clean weekly or not at all on short stays and few have a restaurant. My short answer: Wilde by Staycity in the Grassmarket for couples who want the Castle on the doorstep, Holyrood Aparthotel for a family that needs two bedrooms and a parking space, and Aparthotel Adagio on the Canongate for the best Royal Mile price for four. If you haven't chosen an area yet, start with where to stay in Edinburgh.

Everything here has a staffed reception or a 24-hour support line and its own website, and sells single nights at least some of the year; private holiday lets and monthly rentals aren't included. For each one you get the kitchen (full kitchen or kitchenette), the laundry, how often they clean, the minimum stay, the check-in arrangement and how many it sleeps. Rates are for two people on Tuesday 10 November 2026 and, where the operator sells one, for a unit sleeping four, checked on 25 September 2026 unless another date is given. They run by area: the Old Town, the New Town and West End, Haymarket and Fountainbridge, then Leith. Edinburgh's 5% visitor levy applies to aparthotels too. Where the operator says whether its rate includes the levy, I say so; Booking.com and Marriott show totals with taxes and charges included but don't name it.

Book early for the festivals. In August and at Hogmanay apartment rates run two to four times their November prices, so book six to nine months ahead if your dates are fixed.

Old Town Chambers, Autograph Collection

The Old Town. Seven buildings in and around the Old Town, from a Marriott with daily cleaning to self-catering blocks at the Holyrood end. Old Town Chambers, Autograph Collection is the smartest of them: 82 studios, rooms and suites in a close off the High Street, the studios and suites with fully equipped kitchens, running up to two- and three-bedroom suites and a 15th-century townhouse. It's the only one in the Old Town with full daily housekeeping and a restaurant, Luckenbooths. The Castle is six minutes' walk uphill and Waverley five. For Tuesday 10 November an Open Plan Studio was £262 on Marriott's site and a Family Suite for four £421, both with taxes and all fees included. For more beds on the Mile, see the best hotels in the Old Town.

You pay hotel prices for hotel service, and that is the deal. Arriving is the awkward part: the entrance is down Roxburgh's Court, which means cobbles for wheeled cases, and there's no parking of its own, so Marriott points drivers to the station car park on New Street. Check-out is noon, and up to two dogs are welcome for £50 a stay.

Price: £262 a night (Open Plan Studio, one double bed; Tue 10 Nov 2026) on Marriott's site, taxes and all fees included, checked 25 Sep 2026; Family Suite for four £421, same terms; a king room was about £174 for Tue 17 Nov 2026 (about £166 for Marriott Bonvoy members), checked 17 Sep 2026 Hours: Front desk; check-in 3pm, out noon; daily housekeeping; Luckenbooths restaurant and bar; fitness centre
Access: Lifts; entrance down Roxburgh's Court, a cobbled close
Tip

Book a suite rather than a king room if you want the kitchen space. There's no on-site parking; Marriott points drivers to the station's New Street car park, and wheeled cases meet cobbles in the close.

Fraser Suites Edinburgh

Fraser Suites Edinburgh fills a Victorian block on St Giles' Street, a few steps off the Royal Mile behind the cathedral, with 75 serviced apartments. Each has a kitchenette rather than a full kitchen, and there's a guest laundry, a gym and a reception open around the clock. It costs less than Old Town Chambers for a similar address: about £175 off-peak, and £170.10 on Booking.com for Monday 9 November (the Tuesday had sold out there). The Castle and Waverley are both about five or six minutes away. It's also on hotels near Waverley station.

This is a couples' building. No apartment sleeps more than three, so a family of four books two. The lift doesn't reach the seventh floor, and Fraser publishes neither a cleaning schedule nor whether its rates include the levy, so ask about both. A minority of recent Google reviews mention housekeeping lapses.

Access: The lift stops at the sixth floor; seventh-floor apartments are up a flight of stairs
Tip

The largest unit, a one-bedroom apartment, sleeps three, so a family of four needs two. Skip the paid continental breakfast; the kitchenette is the point.

Superb stay at Fraser Suites. Extremely family friendly with an outstanding location, just a 5 to 7 minute walk to almost everything including the railway station. from a visitor review

Wilde Aparthotels by Staycity, Edinburgh Grassmarket

Wilde by Staycity on King's Stables Road is my pick for a couple: studios and apartments with full kitchens under the Castle rock at the Grassmarket end, rated 4.7 on Google from more than 2,000 reviews. There's a 24-hour reception, a bar, a fitness room, an on-site laundry and breakfast at £16 a head if you'd rather not cook. The Castle is eight minutes' walk up the steps, Waverley sixteen. A studio was £191 for Tuesday 10 November on the operator's own site (£212 flexible), and a one-bedroom apartment that sleeps four started at £371. The rate you see includes the 5% levy, which is collected at check-in. The Old Town hotels guide covers the rest of the Grassmarket.

Cleaning is the catch: under a week there's no scheduled clean, and an extra one costs roughly £20 to £45 depending on the size of the apartment. Two-bedroom Castle View apartments sleep six. There's no car park, but the NCP on Castle Terrace has an entrance a few steps away and reception hands out a discount token. Dogs need a seven-night stay, at £20 a night plus a £50 clean.

Access: Accessible studio available
Tip

No car park: the NCP on Castle Terrace has an entrance on King's Stables Road, and the discount token comes from reception.

Aparthotel Adagio Edinburgh Royal Mile

Aparthotel Adagio Edinburgh Royal Mile on the Canongate is the best-value Royal Mile address for a family: 146 studios and one-bedroom apartments, every one with a fully equipped kitchen, two lifts and a 24-hour reception. It's eight minutes' walk from Waverley and fifteen up to the Castle, at the quieter Holyrood end of the Mile. On Booking.com for Tuesday 10 November a studio was £142 non-refundable (£158 flexible) and a one-bedroom apartment for four £229. More Canongate options are in the best hotels in the Old Town.

That four-person apartment is one double bedroom plus two sofa beds in the living room: fine with children, cramped for four adults. Cleaning is only included from eight nights; on shorter stays daily cleaning is a paid extra, and so is the laundry. Booking.com's totals don't break out the levy, so compare the final price. There's no car park, so ask reception about discounted parking nearby. Pets are accepted.

Access: Two lifts serve every floor
Tip

The four-person apartment is one bedroom plus two sofa beds in the living room, which works for children better than for four adults. Ask reception about discounted parking nearby.

Holyrood Aparthotel

Holyrood Aparthotel, just off the Canongate near Calton Road, is the one I'd book for a family that drives. Its own car park is £20 a day, and its two-bedroom, two-bathroom apartments with full kitchens were £239 for Tuesday 10 November on Booking.com, with free cancellation. Studios were £179, executive three-bedroom apartments sleep seven, and the operator says its rates already include the visitor levy. Reception is open 24 hours, Waverley is thirteen minutes' walk and the Castle twenty. The area is covered in the Old Town hotels guide.

Google reviewers rate it 3.9 from about 440 reviews, lower than its Old Town neighbours, so expect a functional apartment rather than a designed one. There's no daily housekeeping as standard (Front of House can arrange extra cleans), only some apartments have a washer-dryer, minimum stays may apply on busy dates, and the car park is first come, first served. Travel cots are available; pets aren't.

Tip

Its own car park is £20 a day, first come first served, which is rare this close to the Royal Mile. No pets.

The Knight Residence by Mansley

The Knight Residence by Mansley on Lauriston Street, between the Grassmarket and the Meadows, cleans more than any other self-catering block in the Old Town: a light tidy every day and a full clean with fresh linen every four days. Every apartment has a washer-dryer and dishwasher, there's a 24-hour front desk and a secure car park with EV charging, and cots and high chairs are free. Apartments run from studios to three bedrooms sleeping seven. The Castle is ten minutes' walk, Waverley eighteen. The neighbourhood is in the Old Town hotels guide.

It wanted a two-night minimum for Tuesday 10 November: £311 for the two nights in a one-bedroom apartment on Booking.com, about £155.50 a night, or £445 for a two-bedroom for four; Booking.com doesn't show the levy separately. Standard check-out is an early 10am, pushed to 11am if you book direct, and pets aren't allowed. For three nights or more it's the one that feels most like a hotel.

Residence Inn by Marriott Edinburgh

Residence Inn by Marriott Edinburgh sits in the Quartermile development on the edge of the Meadows, fourteen minutes' walk from the Castle and sixteen from Waverley. It's an extended-stay hotel rather than a block of flats: studios with kitchenettes, a one-bedroom suite with a full kitchen, a front desk, a 24-hour gym, a self-service laundry and, unusually, a free hot breakfast every morning. A studio was £171 for Tuesday 10 November on Marriott's site, taxes and all fees included, and a large studio with two double beds for four £213 non-refundable on Booking.com. The Old Town is the nearest area guide: the best hotels in the Old Town.

Four people here share one room with two doubles, not a separate bedroom. Marriott's page doesn't give a cleaning schedule, so ask if it matters. There's no hotel car park; drivers use the Quartermile Q-Park. Dogs up to 50kg are £10 a night, capped at £50 a stay.

The Edinburgh Grand, a Luxury Collection Hotel

The New Town and West End. Six buildings across the New Town, from Waterloo Place to Queen Street, all close to Princes Street and the trams. The Edinburgh Grand is the luxury one, in the former National Bank of Scotland headquarters on St Andrew Square: 50 studios and suites, all with kitchens, and Hawksmoor on the ground floor. Waverley is four minutes' walk and the airport tram stops on the square. The entry studio was £379 prepaid for Tuesday 10 November, and a Family Suite for four £566 on Marriott's site with taxes and all fees included. More in the best hotels in the New Town.

The entry studios look into the building rather than out, so the city-view category is worth the extra. For a night or two it's a lot of money; the kitchen and the space earn it over a week. Drivers have to use a public car park, the nearest being St James Quarter.

Princes Street Suites

Princes Street Suites on Waterloo Place is the one for arriving by train: 37 apartments five minutes' walk from the Waverley platforms, up to three bedrooms and a penthouse, all with fully equipped kitchens, a 24-hour reception and a rooftop terrace. A studio was £177.45 all in for a February Tuesday; for 10 November the two-bedroom apartment for four was £359, with £17.95 in taxes and fees listed separately, flexible and paid on arrival. More in hotels near Waverley station.

Cleaning isn't daily, a washer-dryer is only guaranteed in the three-bedroom apartments and penthouse (there's a communal one on level -1), and minimum stays apply on some dates. Step-free guests should phone first: only some one- and three-bedroom apartments and the penthouse are accessible, and the site doesn't mention a lift. Roomzzz Edinburgh is inside the St James Quarter, eight minutes from Waverley: 74 apartments, all studios apart from one suite, with kitchenettes (hob, combination microwave and dishwasher), a 24-hour reception, lifts and a free laundry room. A Smart Studio was £160 on Booking.com for Tuesday 10 November, £188 flexible, and parking in the centre's car park is a discounted £13 a night. See also the best hotels in the New Town.

It's built for couples: Roomzzz doesn't sell a unit for four adults, and the Family Grande Studio takes two adults and two children, or three adults. Stays of a week or more get weekly rather than daily cleaning. Booking.com's totals don't break out the levy. Pets are welcome.

Forth House by Supercity Aparthotels

Forth House by Supercity on Broughton Street Lane is a well-priced New Town one-bedroom: £128 non-refundable for Tuesday 10 November on Booking.com, £152 flexible. The apartments have full kitchens, washing machines and air conditioning, some have terraces, and the executive two-bedroom suite with two bathrooms sleeps four for £210, two pounds under Premier Suites' two-bedroom near Haymarket. There's a 24-hour reception and a lift, Waverley is fourteen minutes' walk, and Broughton Street's cafés are at the end of the lane. More New Town beds in the New Town hotels guide.

Housekeeping is weekly. The car park is small (£25 a night, 1.8 metre height limit) and can't be guaranteed, so phone reception before you rely on it. Google has only 80 reviews so far, though they're strong. Pets are allowed for a £150 cleaning fee plus a £500 refundable deposit.

Eden Locke

Eden Locke on George Street is the design-led choice, with pale, plant-filled studios and suites, each with a kitchen (hob, fridge-freezer and microwave grill), a front desk staffed around the clock, a coworking room and a café-bar on the ground floor. For Tuesday 10 November an Open Plan Suite was £158 non-refundable with the levy added on top, and the Family Studio, whose sofa bed adds two children or one adult, £185. Waverley is sixteen minutes' walk. It's also on the best hotels in the New Town.

Expect self-catering: cleaning is weekly on longer stays, there's no restaurant, and some suite types have no air conditioning. The family unit is below street level, so it's the darkest. Drivers can pre-book a space for £30 a night, and a dog is allowed for a one-off fee.

Heeton Concept Aparthotel Edinburgh Queen Street

Heeton Concept Aparthotel is on Queen Street, the northern edge of the first New Town, facing Queen Street Gardens. Studios have kitchenettes, there's a 24-hour front desk and a lift, and the family rooms sleep four or six. A studio was £172 on a non-refundable Booking.com deal for Tuesday 10 November (£177 with free cancellation), and a family room with two double beds £236. It's nineteen minutes' walk from Waverley. The rest of the street is in the New Town hotels guide.

The four-person option is one room with two doubles, and the family rooms may not have a kitchenette, so it's a hotel room for four rather than an apartment. Housekeeping is weekly, the laundry arrangements aren't published, Booking.com's totals don't break out the levy, and on-site parking is £40 a day. Staycity Aparthotels Edinburgh West End

Haymarket and Fountainbridge. Two larger apartment blocks a short walk from Haymarket station, the handiest base for the airport tram and trains west. Staycity Aparthotels Edinburgh West End on Brandfield Street is the value pick: studios with full kitchens that sleep three, bigger one- and two-bedroom apartments, a 24-hour reception and a paid car park you reserve with the room. The Townhouse, Leith

Leith. A thin field: Leith has plenty of holiday lets and very few serviced operators with someone on call. The Townhouse, Leith is the better of two, a Georgian house on Links Gardens turned into eight suites by the family that runs it, each with a kitchenette, and a communal laundry room downstairs. The family suites sleep four, with a snug second bedroom of adult-sized cabin beds, cots are available, and the Shore is eight minutes' walk. On Booking.com two nights from Monday 9 November were £455.71 for two adults (about £228 a night) and £609.70 for four, taxes and charges included. More in the best hotels in Leith.

There's no 24-hour desk: someone is on hand from 10am to 4pm and the owners live next door. The house encourages two-night stays, the lead guest must be 21, and there's no breakfast. The 1 bus gets you to Waverley Steps in about 18 minutes door to door. No pets.

Clean, well appointed and easy access to both the port and city centre... nice and spacious. from a visitor review

89 The Merchants by The House of Danu

89 The Merchants on Constitution Street is about three minutes' walk from The Shore tram stop and four from the Shore itself. Studios, one-bedroom and two-bedroom apartments all have full kitchens, dishwashers and washing machines, and the two-bedroom sleeps six with a sofa bed. For Tuesday 10 November a studio was £164 on Booking.com with free cancellation, and a one-bedroom for four only £170; the totals don't break out the levy. See the best hotels in Leith for the rest of the port.

It's serviced apartments, not an aparthotel: there's no reception, check-in runs 3pm to 9pm, and the 24-hour support line takes emergencies only after 10pm, though staff can be there within five minutes. Google has just 32 reviews. The cleaning schedule isn't published, so ask.

── the honest trade-offs

What an aparthotel doesn't do

Cleaning. Old Town Chambers cleans daily, Roomzzz cleans daily on bookings under a week, and The Knight Residence does a light daily tidy. Wilde and Staycity West End don't clean at all on short stays unless you pay; Adagio includes it from eight nights; Eden Locke, Forth House, Heeton and Premier Suites clean weekly.

Four people in one room. Residence Inn and Heeton sell four-person units that are a single room with two double beds, and Adagio's is a one-bedroom with two sofa beds. For two real bedrooms, look at Holyrood Aparthotel, Premier Suites, Forth House, Princes Street Suites or The Knight Residence.

Stairs and lifts. Fraser Suites' lift stops a floor short of the top, and Princes Street Suites doesn't mention one. The Rutland's apartments on Rutland Street have no lift at all.

Nobody at the desk. The Townhouse is staffed from 10am to 4pm and 89 The Merchants has no reception, so plan a daytime arrival.

Parking. Only Holyrood Aparthotel, The Knight Residence, Staycity West End, Eden Locke, Forth House, Heeton and Premier Suites have their own parking, mostly £16 to £40 a day where the price is published, and several can't guarantee a space.

Apartments I left out

Whole-house rentals with multi-night minimums, like 94DR in Newington or DYNASTAYS in Portobello, are on their area pages but aren't serviced by the night. Ocean Serviced Apartments at Newhaven quotes on request with self check-in, though its free underground parking makes it worth a call for a week with a car (Leith hotels). The Rutland's apartments are sold alongside its hotel rooms on Rutland Street (West End and Haymarket hotels). Destiny Scotland's Market Street apartments sit right by Waverley, but the office is staffed 9am to 5pm, with only a maintenance team after hours.

Prices, levy and the rest of the trip

Every rate here is a dated snapshot for a quiet November Tuesday, not a quote, so check your own dates on the operator's site. Where a card quotes Booking.com, the total includes taxes and charges; the operator's own site may be cheaper or come with perks like a later check-out. For stays inside the city from 24 July 2026, allow for the 5% visitor levy on the first five nights where the rate doesn't already include it.

── frequently asked

Frequently asked questions.

What is the difference between an aparthotel and a serviced apartment in Edinburgh?
Very little in practice. Both sell a flat with its own kitchen by the night, with someone to hand you the keys and fix things. An aparthotel is usually one purpose-run building with a 24-hour desk, like Wilde on King's Stables Road or Adagio on the Canongate. Serviced apartments can be a smaller operator with an office or support line, like 89 The Merchants in Leith. A private holiday let with a key safe and no support line is neither.
Which aparthotels are closest to the Royal Mile and the Castle?
Old Town Chambers is on the Royal Mile itself and Fraser Suites a few steps off it on St Giles' Street, both about six minutes' walk from the Castle. Wilde in the Grassmarket is about eight minutes from the Castle, and Aparthotel Adagio and Holyrood Aparthotel are at the Holyrood end of the Mile, eight and thirteen minutes from Waverley.
What is the best aparthotel in Edinburgh for a family of four?
For two separate bedrooms, Holyrood Aparthotel (a two-bedroom, two-bathroom flat was £239 for Tuesday 10 November 2026 on Booking.com, with its own car park at £20 a day) or Premier Suites Fountain Court (£212 for a two-bedroom). For a central one-bedroom with sofa beds, Aparthotel Adagio on the Canongate was £229. Several others sell four-person units that are a studio with two double beds or a sofa bed, so check the layout before you book.
Do aparthotels and serviced apartments in Edinburgh charge the visitor levy?
Yes. From 24 July 2026 the council's 5% levy covers aparthotels and self-catering apartments as well as hotels, on the first five nights of a stay, charged on the room price before VAT. Staycity, Wilde and Holyrood Aparthotel say their displayed rates already include it (Staycity and Wilde collect it at check-in); Booking.com totals say they include taxes and charges without naming the levy. Compare final totals.
Is there a minimum stay at Edinburgh aparthotels?
Usually not off-peak: most of these took a one-night booking for Tuesday 10 November 2026, but The Knight Residence wanted two nights, and Princes Street Suites and Holyrood Aparthotel both say minimum stays may apply on some dates. Cleaning is often only included on longer stays (seven nights at Staycity, eight at Adagio), which is another reason to book a week rather than a weekend.
